The Purpose of a Home Inspection Before a Sale

Have you ever wondered why homes need to be inspected before they’re sold? Whether you’re a home buyer or home seller, you will likely need to go through the process of having a home inspection. Here are a few of the purposes of a home inspection before a home is sold.

Figure Out What Needs to Be Done

First, having a home inspected before it is sold can help both the buyer and seller be aware of what work needs to be done on the home. A home inspection can bring to light certain issues that should be addressed before the home is sold

For example, a home inspection could help you discover leaking pipes, roof damage, faulty installations, electrical issues, or even a cracked foundation. This will help the buyer and seller to be aware of the repairs that need to be done before the home is sold. Then, they’ll be able to plan their budget and timeline accordingly to get those repairs taken care of.

Reassure the Buyer

Next, having an inspection performed before a home is sold can also help to reassure the buyer of the condition of the house. Sometimes, a home might seem too good to be true, particularly if it includes many of the features (and pricing) that a home buyer has been searching for.

If the home seller is particularly eager to sell quickly, the buyer might suspect that there is something wrong with the home. An inspection can show a potential buyer that there are no hidden issues. This can help both buyer and seller to proceed with trust and assurance that the home is in good condition.

Determine Pricing

Finally, having a home inspected professionally can also help you to determine the pricing of a home. Even if a home has a great location and style, having a lot of issues that need to be taken care of could inspect the home’s selling price. Having a home inspection and working with an appraiser can help to educate the seller on the asking price that they should be advertising. If a homeowner has an inspection performed and discovers that they shouldn’t be asking as much for their home, they’ll likely have more difficulty selling at an inaccurate, higher price. So, the process of a home inspection can help both buyer and seller feel good about the asking price.

So, if you’re looking into buying or selling a home soon, remember why home inspections are so important. Home inspections can help you to figure out what work needs to be done on the home, reassure the buyer, and determine accurate pricing. This can help you to have a more successful home sale without any liability risks.
